In 2008, she invested in her first significant property and flipped a house in about four months, netting a whopping $60,000 in profit. In DeBerry’s first year flipping houses, she impressively tripled her income. Something inside her spirit came alive.
“I fell in love,” DeBerry says. “I wanted more people to flip houses the ‘right’ way. Renovating just one house impacts loads of people, not just the flipper. So, let’s do it in a positive way! It was the first time in my life that I realized I was creative. Hearing people’s reactions to my projects continues to be incredibly rewarding and humbling.“

In the early 2000s, Debbie DeBerry was bright-eyed and fresh out of graduate school, armed with a degree from the University of Texas – when she became the owner and operator of three TCBY frozen yogurt franchises. DeBerry says she worked long hours, which provided little freedom or control, but those days with TCBY gave her a crash course in business and management. However, DeBerry’s mom sensed that her daughter was destined for more.
“In 2003, my mom encouraged me to get my real estate license because I enjoyed people, and I’m pretty sure she was living vicariously through me,” DeBerry shares while reflecting on the woman who made the most significant impact on her life. “She loved, loved, loved looking at houses. I didn’t have that bug then. I did have the bug to be a real estate investor because I saw one of my older brothers doing some cool stuff. I thought you had to have a license to invest at the time. So, since my mom said so and it seemed to align with being an investor, I got my real estate license.“
DeBerry quickly learned the “real estate agent life,” and seemed to pick up everything quicker than most.
After three years of working with traditional home buyers and sellers, she transitioned into working with investors in 2006.
Then, in 2008, she finally listened to her intuition, ignored the naysayers and flipped her first house.
It was love at first flip.
DeBerry’s determination paid off, and by the time the Great Recession hit the United States around the same time, she was thriving as a trusted real estate agent, predominantly working with investors.
While the recession spelled the end for many real estate careers, DeBerry was well-positioned to weather the storm, thanks to her focus on serving investors. At the same time, she plowed ahead flipping properties and envisioned a day when she could help other women gain the tools and knowledge they needed to also succeed.
Debbie DeBerry’s Journey From Tragedy To Triumph
For about a decade after college graduation, life was good for DeBerry. She had the loving support of her mother and she blossomed into a dedicated businesswoman. Then in 2014 everything changed with the sudden loss of her mother and the personal tragedy prompted DeBerry to reassess her priorities and embark on a new path. She had to overcome many obstacles including extreme grief, but the loss of her mother ultimately spurred DeBerry to live a life of meaning and purpose.
She wanted to honor her mother’s life and legacy by giving back to others the same way her mother did for her.
“My mom was my biggest supporter and encourager,” DeBerry shared. “She always told me that whatever I could dream, I could achieve. She encouraged me to do big scary things and always provided a safety net when I screwed up or things didn’t go the way I wanted. She’d let me sulk for a bit, then tell me to get back out there and try again.“
So armed with her mother’s lessons guiding her forward, DeBerry confronted the reality that life is short. She knew there were other women out there who needed a cheerleader to root them on in their career journey.
“I’ve always advocated for women’s empowerment, but I wanted to do it on a bigger scale,” DeBerry shared. “I wanted to pay forward my mom’s unconditional love and support, which she gave me and others. I wanted to pay forward that feeling I had that I could chase after my dreams and always have a safe space to come back to when I needed it. As a tribute to my mom, I realized it was time to create the house-flipping coaching program I always wished had existed. She’d think this community we’ve co-created is pretty cool.”
